We believe strong business partnerships are mutually beneficial and essential for success. We have partnered with TracFax and provided this resource center to facilitate project specifications, and scheduling for all requests for proposals and service related needs. Service Provider Resource Center

Welcome to the Thies and Talle Management vendor and service provider resource portal.  Our vendors and service providers play a key role in the success of Thies and Talle properties.  We believe a strong business partnership that is mutually beneficial is essential for success.  As a result, we want our service providers and vendors to have the information and tools they need to connect with Property Managers and Regionals Property Managers, as well as access to requests for proposals and projects at the property level.

What to expect after registering

We want a strong vendor network that allows for accessibility and transparency to projects and contracts that we have released for proposal.  The network provides assurances to vendors that communication is made easy and that the scope of work and specifications of a projects are consistent and accurate.  The network includes access to requests for bids and proposals even outside of Thies and Talle using TracFax national network.

The needs of the company and of the properties are evaluated on a quarterly basis by the management team.  We look at contract renewals, capital needs and property performance to define our priorities for the future.  We do not want you to go around in circles, directly soliciting with phone calls, emails, or location visits.  All of our requests for proposals and projects are listed in this portal and if a specific service you provide is not listed, then you are still able to register in our network so that when the need does arise and a project, or proposal is initiated, you can be the first to respond.

What are we looking for?

Thies and Talle Management is looking for service providers who want long term growth doing business with our company. The properties operate with a shared vendor and service provider list. Projects, service agreements and contracts are sometimes regional, but also have the potential to be companywide. At the same time, accessibility to property locations and familiarity with local area and suppliers is an advantage in getting projects done quickly. We want to consider all our options when evaluating bids and proposals.

Thies and Talle Management operates within the highest standards of business ethics and in accordance with all applicable laws and regulations. We encourage you to register in our network if you are interested in becoming a vendor prior to reaching out to the staff in the field.  We are committed to transparency and attracting vendors who demonstrate the following characteristics of thoroughness, accountability and sustainability.  We want to create partnerships and lasting relationships.

Liability Insurance Requirements

A Certificate of Insurance must be obtained from all vendors who will be doing any type of physical labor on-site.  Vendors who supply merchandise only, or who perform services only off-site, do not need to submit a Certificate of Insurance.  This must be collected from the vendor before the work is performed.  A Certificate of Insurance must show proof of general liability coverage for all sub-contractors and workers’ compensation coverage for sub-contractors who have employees.  The sub-contractor’s insurance agent should be able to provide this form for them.

Business Ownership Types

In order to be set up as a vendor we will need to know your business ownership type and depending on that a W9 would be required.  1099 Forms are sent to vendors that provide services and labor.  If a vendor provides supplies, it is not necessary to issue a 1099.  A federal Tax ID, or individual social security number may also be necessary depending on the services provided.

Past performance

When evaluating a vendor for future projects, or renewing a contract past performance is always taken into account.  Our system is designed to compare bids on an apple to apples basis and when proposals and pricing are similar, past work and recommendations would be taken into account.  As with any business, the cost of the service is not the only contributing factor when awarding a project to a vendor partner, or service provider
